The Reserve Bank of Australia (RBA) has examined the recent factors influencing housing loan arrears and suggests that the anticipated gradual softening of the job market could present difficulties for households experiencing job loss.

As a result, banks anticipate a marginal rise in housing loan arrears, which corresponds with the RBA’s findings. Nonetheless, it is predicted that nearly all borrowers will maintain their debt repayments, despite potential ongoing budgetary constraints.

The central bank expresses confidence in the banks’ ability to manage an increase in loan defaults, backed by prior provisioning, robust profits, and sturdy capital positions. Furthermore, the extremely low proportion of loans in negative equity provides additional safeguard against financial instability.

“Since late 2022, housing loan arrears rates have seen a rise from earlier low levels, with banks forecasting a slight further increase,” stated RBA analysts Ryan Morgan and Elena Ryan. “It’s crucial to understand the factors behind this rise for the RBA’s evaluation of financial stability risks and the economic forecast. We’ve determined that challenging macroeconomic conditions and slight ageing of the loan pool have been the main drivers of the recent upturn in arrears.”
